How much does it cost to sublet a studio flat?

The median rent is SEK 6,000, but location, type of tenancy agreement and what is included affect how much you actually pay.

The median monthly rent for a studio flat on the subletting market is SEK 6,000. This figure is based on 2,867 studio flats in 195 municipalities currently listed in Bojakt's database.

The median gives a better indication of a typical advertised rent than an average when both inexpensive and very expensive homes are included. However, it does not indicate what every individual studio flat should cost. The linked sources are in Swedish because they concern Swedish law.

Rents vary widely

A quarter of the studio flats have a rent below SEK 4,900. A quarter cost more than SEK 8,386. This wide variation shows why a single national figure needs to be considered alongside location and tenancy terms.

SEK 6,000 is the midpoint of the homes currently advertised, not a recommended rent for every studio flat.

For comparison, the median rent for all available homes in Sweden is SEK 9,092. That figure covers homes of different sizes and should therefore not be used as a direct benchmark for a studio flat.

Location has a clear effect on the price

There are enough studio flats to provide a more stable municipal median in 33 municipalities. Among these, Nacka has the highest median rent at SEK 9,650. Växjö has the lowest at SEK 4,200.

The differences between municipalities mean that you should compare an advert with other studio flats in the same area. Proximity to public transport, furnishings, condition and which costs are included can also make a considerable difference within a municipality.

First-hand and sublet tenancies cannot be compared directly

The median rent for a studio flat with a first-hand tenancy is SEK 6,160, compared with SEK 6,000 for a sublet. This does not mean that sublet accommodation is generally cheaper. The homes may be in different locations, have different standards and be offered on entirely different terms.

Availability is also part of the comparison. Of the 20,114 available homes on Bojakt, 11,219 are sublets, corresponding to 56 per cent. First-hand tenancies account for 44 per cent of the available homes, and 2,130 of them are offered without a waiting period.

Queueing systems, selection processes and income requirements vary between landlords and municipalities. The national authority's information on housing allocation services explains that property owners and housing companies have considerable freedom to determine their requirements and how available homes are allocated.

The advertised rent and a reasonable rent are different matters

The fact that a rent appears in an advert does not automatically mean that it is reasonable. The rules depend, among other things, on whether you are renting a rented flat or a privately owned home.

When a rented flat is sublet, the rent under the first-hand tenancy is often used as the starting point. Furniture and actual costs for items such as electricity, broadband or parking may affect the rent. Information from hyresnämnden (the Rent Tribunal) on reasonable rent explains how the assessment is made and whom you can contact if you consider the rent unreasonable.

Different rules apply if you instead rent a tenant-owned flat, house, owner-occupied flat or room from a private individual. The Swedish Consumer Agency's guidance on renting from a private individual provides an overview from the tenant's perspective.

Check the total monthly cost

Two studio flats with the same stated rent may have different total housing costs. You should therefore look beyond the amount shown in the advert's headline.

  • Check whether electricity, heating, water, broadband and parking are included.

  • Ask whether the home is furnished and which items of furniture are covered by the agreement.

  • Find out whether a deposit is required and when it must be repaid.

  • Request a written agreement stating the rent, tenancy period, notice terms and included costs.

  • Check who is letting the home and that they have the right to do so.

For anyone renting a rented flat from a private individual, there is also official guidance on rights and responsibilities. It states, among other things, that the rent must be reasonable and that the first-hand tenant becomes your landlord.

Availability is a snapshot

Bojakt currently collects available homes in 1,213 locations from marketplaces, housing companies and private landlords. New adverts are added and others are removed, so both the median rent and availability may change.

The national median should therefore be used as an initial guide. To assess a particular studio flat, you should compare it with homes currently available in the same area, read what is included and check what type of home is being let.
