Two kinds of home, two sets of rules
The decisive choice comes before you write the listing: do you rent the home yourself, or do you own it? Permission, rent and notice all differ.
You rent the home yourself
A rental flat needs the landlord's written approval. If you are refused, you can apply for permission from the Rent Tribunal (Hyresnämnden). Letting it out without consent can cost you the contract.
The rent: your own rent, plus a mark-up of at most around 15 % if the home is furnished, plus actual costs for electricity and broadband. Charge more and the tenant can have the difference paid back.
You own the home
A co-op flat needs the board's consent — and if they refuse, Hyresnämnden can still grant permission. A house or owner-occupied flat needs no permission at all.
The rent: a reasonable return on the value of the home plus your actual running costs. Furnished normally allows around 15 % on top. Hyresnämnden can reduce the rent going forward, but not retroactively.
This is a summary, not legal advice. In a dispute it is the Rent Tribunal (Hyresnämnden) that decides the question.

What does it cost to post a sublet listing?
Publishing is free right now — make the most of it. As more tenants find their way here we will introduce a publishing fee, so posting your listing now costs you nothing. If you want to stand out even more you can already boost your listing for 199 kr, which puts it at the top in your city. We never charge the people looking for a home to see your listing or to get in touch with you.
Am I allowed to sublet my flat?
If you have a rental flat you need the landlord's written consent. If you have a co-op flat you need the board's. If they say no you can apply for permission from the Rent Tribunal (Hyresnämnden), which usually accepts substantial reasons such as studying, working in another town, trying out cohabiting, or a longer trip. If you own the house outright, it is your call.
How much rent am I allowed to charge?
Subletting a rental flat, you may charge your own rent, a mark-up of at most around 15 % if the home is furnished, and actual costs for things like electricity and broadband. For a co-op flat or a house, what applies instead is a reasonable rate of return on the home's market value plus running costs. Charge too much and the tenant can claim it back through the Rent Tribunal (Hyresnämnden).
How quickly does my listing reach people looking for a home?
The listing is reviewed by hand before it goes live — usually the same day. After that it is matched against everyone watching the location: they get it in the weekly email, and anyone on Premium gets it in the next hourly sweep.
Do I have to write a contract with the tenant?
We strongly recommend it. A written sublet contract covering rent, period, notice and what is included means you both know where you stand if something goes wrong. For a letting longer than two years you should also contract out of security of tenure — which needs approval from the Rent Tribunal (Hyresnämnden).
What happens to my listing once the home is let?
You unpublish it yourself from your account. The listing then disappears from the city straight away and stops being matched against new alerts.
