How to read a rent measurement without being fooled by the mean

The mean rent for a town is usually a number you can't do anything with. The median is better, and the spread beats both.

A mean assumes the distribution is symmetric. Rental markets rarely are: a few expensive units pull the mean up, and the result is a number nobody actually pays.

The median resists that. It tells you what the middle home costs, which is closer to what you can expect to see.

But the most useful figure is the spread. Two kommuner can share a median and be completely different to search in, if one has everything clustered around the middle and the other has half its supply at either end.
